One of our spearheads as a developer is to reduce structural vacancy, particularly with regard to office buildings, by redeveloping existing real estate. The five canal-side town houses on Keizersgracht were redeveloped following their long-term vacancy into a future-proof, multi-functional building complex. Built between 1967 and 1985, this building complex housed several offices. Vacant since 2008, COD was commissioned by Credit Suisse Asset Management (CSAM) to redevelop the building complex.

Dam & Partners has drastically changed the internal structure. For example, the buildings are connected to a central core, which makes it possible to rent out office space to numerous tenants. In addition, the basement has been radically altered to make it suitable for a supermarket. The quality of the interior space has been increased by adding roof lights on the garden side, and the monumental facades, part of the UNESCO protected cityscape, has been retained.

The building was completed in the first quarter of 2014. It is perfectly located on Keizersgracht, alongside the renowned Negen Straatjes neighborhood and a stone's throw from the Jordaan.
